A triplex in Ojai, presented multiple challenges. It was outside my market area and specialty type. The property was in poor to fair condition with significant deferred maintenance. Moreover, I was the third agent appointed to sell this property after it had remained in escrow for a year, further amplifying the complexity of the assignment. Lastly, just when the Buyer’s lender was going to fund their FHA loan, a hiccup occurred, causing the Buyer to immediately change his purchase strategy.
In response, I adopted a direct, hands-on approach, confronting each challenge. I acknowledged the property's state and assisted potential buyers in visualizing its potential for adding value. Implementing a comprehensive marketing strategy, I initiated a postcard campaign targeting real estate industry vendors across Ventura, Santa Barbara, and Los Angeles Counties. An email campaign was launched for those who had purchased similar properties in the area. The property was extensively marketed on various online real estate platforms, and multiple in person site visits were organized for other agents, brokers, and the general public. When the Buyer’s FHA loan couldn’t fund according to the agreed upon terms, I reminded the Buyer his deposit was at risk.

  • The property closed at a price 12.13% higher than the previous escrow price, resulting in additional net money for the Trust. 
  • With the FHA financing hiccup, I continued to push the Buyer to perform so he wouldn’t loose his deposit. The Buyer’s financing came in 18 days after the hiccup.
